He actually followed through with his promise. Even after the ordeal we had gone through.  It is not every day that you meet someone that you can fully trust. Nick is not only a generous soul to donate 80% of his commission to a charity of your choice but also someone you can trust and who will stand up for your rights as a buyer.
 I paid an inspector to inspect the house I was interested in and he suggested that the roof needed replacing in his report.
  When I approach Nick about this he agreed and stood firm with the sellers about this issue. Telling them that I would pull out of the sale and the next prospective buyer would have to be informed about what the inspector had found. As a result of his hard negotiating I obtain a brand new roof from a reputable contractor.
  He (Nick) also is a handy man who can give you some tips about your plumbing issues as well.
